What type of work requires a permit?
Massachusetts Building Code requires that a permit is need for, but not limited to, new structures, additions, dormers, chimneys, woodstoves, decks, roofing, siding, windows, swimming pools, antennae and sheds. Please call the Building Department with any questions concerning permitting.
What other information is needed with the building permit?
Plans or drawings of the work to be performed. A copy of the builders insurance coverage and a copy of the builders professional license. A copy of the contract between the homeowner and builder if the project is over $1,000.00.
Electrical / Plumbing / Gas
Electrical permits are available in the Building Department. You must be a licensed electrician if you plan to upgrade your service.
Plumbing and Gas permits require a licensed professional according to Massachusetts State Law.
Inspections - It is the responsibility of the person pulling the permit to obtain in a timely manner inspections on the work. Inspections are usually completed within 48 hours.
How long does it take to obtain a permit?
The Building Department has up to 30 days in which to issue or deny a building permit. Most applications can be approved in 7 to 10 days.
Do I need a permit to put up a shed or out-building?
All shed type structures of more than 120 square feet (12 X 10) will require a building permit in accordance with the State Building Code. Those structures must also meet the side and rear setback requirements under our Zoning or Protective By-laws. Out-buildings that are erected can be placed as close as 10 feet to the side and rear lines if they are less than 500 square feet in total area. Structures more than 500 square feet must be placed in compliance with the set back requirements for your area and you should check with the Building Department to determine the proper distances.
Storage pods and the like are considered temporary structures and can be kept on site for a period of up to six months with a Building Permit in place.
